We listen to your brief and aspirations, we consider the site, the existing building, physical, planning, technical and budget. We look at the context, neighbouring and properties in near proximity. So much in the melting pot, some items perhaps conflicting, but we work through it and ideas emerge for your consideration.
P L A N N I N G
Where to start? we all know its not straight forward and can become very subjective. However, Planning authorities have the ticket we need and so we have no choice but to work with them. As we have been doing this for close on 40 years – we know how it works. We do our very best and will advise you at each stage. If we think your dream is a none starter well say so, well also listen and consider carefully and advise what we think is realistically possible. Some things may take an appeal and we can never guarantee an approval.
Good news is that many domestic extensions are now within the realms of permitted development. Providing your not in a conservation area, or your home is not listed, you can extend on the rear of your detached house by up to 4m projecting with a maximum roof height of 4m, thats limited to 3m projecting for a semi detached or terraced house. 2 storey extensions will always require planning consent.
T E C H N I C A L
Not obvious perhaps, but we think about how the project will actually be constructed from the very first considerations. Load bearing walls, span of floor joists, how will the roof be supported ?…just a few of the basics to consider. Detail not necessary for the initial ideas, but key critical to delivering the building through the subsequent development of full working drawings in compliance with structural, thermal, building regulation compliance and good old fashioned ‘good practice’ for cost effective design. Why do it a hard way with more complexity and cost when there’s a simpler more practical solution.
B U D G E T
Understanding and acknowledging the budget for a construction project is key critical from the outset. The project may need to be designed specifically in order to be limited to an available budget limit in terms of size, complexity, specifications etc. We ask you about budget and understand if you not sure – its not like buying a car- we can therefore calculate approximate costs from key dimensions, test that figure with you and adjust the design / dimensions if necessary, no bad surprises later !
OTHER SPECIALIST REPORTS ETC
If required by planning / building control, we can assist and advise as necessary, client will become liable for costs accordingly.
POST APPROVAL SUPPORT
Our services will be completed upon securing the necessary planning and building regulation approvals. Any subsequent design variation / amendment, for whatever reason will be subject to additional fees, based on our day rate pro rata for time spent. If required, general support during the construction period can be provided at our day rate pro rata.
